Business Bay is the city’s brand new “Business Gateway” that marks the first impression of a rapidly transforming metropolis.

Business Bay is the city’s brand new “Business Gateway” that marks the first impression of a rapidly transforming metropolis. As the city increasingly finds itself getting filled with buildings and falls short of quality public open space, the experience at Business Bay evokes a refreshing change. This project attempts to give back a well perceived public space to the city. Conceived as a market driven commercial venture with the second largest built- up commercial space in the city, it serves as a model of best intentions turned into reality using a pragmatic and sensitive design approach.
The office towers offer ‘1.35 million sq. ft. of sunlit space supplemented with energy efficient services. The 90 m long towers wrap free and flexible office space around two central service cores. Full height double glazing encases the office spaces on their longer side bringing in natural light to its deepest areas while cutting off the heat. The mosaic of transparent and ceramic fritted glass curtain wall facilitates visual connections with the built mass and the podium plaza.
The mass of the ten storied towers is broken down by externally expressing them as bundles of floors wrapped in well-proportioned metal cases stacked above each other and back-to-back. The blank metal surfaces and continuous glass facades conceal the number of floors contained within and significantly reduce the perceived height of the buildings making them appear of a humane scale.
The material palette for such an expansive project is deliberately kept minimal, with the white metal and neutral glass of the towers, complemented by the green bamboo and black stone of the podium. The large sheet of water reflects different images from different vantage points and creates an ever-changing collage on the podium’s surface.
